Lipno Vista Apartment Building
Building Structure
- Internal load-bearing walls and external walls are constructed of reinforced concrete.
- Horizontal load-bearing floor slabs are constructed of reinforced concrete.
Inter-Apartment Walls
- Inter-apartment walls are constructed of reinforced concrete.
Building Façade
- The building façade is composed of a combination of the three surface finishes listed below. The extent of each finish is illustrated in the project visualisations.
- External thermal insulation system with a thin-coat plaster finish.
- Thermal insulation system with exterior timber slat cladding.
- Thermal insulation system with ribbed metal cladding.
Staircase
- The staircase structure is constructed of reinforced concrete.
- Stair treads are finished with ceramic tiles.
- Metal handrails are installed along the walls.
Elevators
- Modern, safe elevator from a reputable manufacturer.
- Elevator cabin walls are finished in stainless steel.
Apartment Partition Walls
- Partition walls between rooms are constructed of hollow clay bricks.
- Service walls for concealed installations in bathrooms and toilets are constructed of aerated concrete blocks.
Wall and Ceiling Finishes
- Walls are finished with smooth gypsum plaster.
- Ceilings are finished with smooth skim-coat plaster.
- Walls and ceilings are painted with a lightly washable white paint.
Suspended Ceilings
- Plasterboard suspended ceilings are generally installed only in bathrooms and toilets. Additional suspended ceilings may be used where required to conceal utility installations, such as in hallways, kitchens, and similar areas.
- In penthouse apartments, plasterboard ceilings are installed throughout the apartment. Some rooms feature flat ceilings, while others have sloped ceilings. In the standard specification, wooden roof beams (rafters) are concealed behind the ceiling finish and are not visible.
Flooring
- Floating click-lock vinyl flooring in an oak finish.
- Solid wood skirting boards are installed around the perimeter of each room.
- Transition strips between rooms are colour-matched to the flooring.
- Material changes may be requested as part of Client Modifications.
Bathroom and Toilet Tiles
- Modern ceramic wall tiles, approximately 1200 × 600 mm.
- Modern ceramic floor tiles, approximately 600 × 600 mm.
- Corner finishing trims in natural aluminium.
- Material changes may be requested as part of Client Modifications.
Bathroom Fixtures and Faucets
- Wall-mounted ceramic toilet with a soft-close seat.
- Ceramic washbasin in the bathroom.
- Ceramic hand basin in the toilet.
- Depending on the apartment type, either a shower enclosure with a glass partition or an enamel-finished bathtub is provided.
- Single-lever metal faucets with a chrome finish.
- The following items are not included in the standard specification: mirrors, vanity cabinets, under-sink cabinets, towel holders, toilet paper holders, and similar accessories.
- Material changes may be requested as part of Client Modifications.
Windows and Balcony Doors
- Window frames are made of aluminium. The final frame colour will be specified in a later stage of the project documentation.
- Windows are fitted with triple-glazed insulating glass units.
- Windows with low or no window sills that do not lead to a balcony are protected externally by glass railings.
- Ventilation slots are installed on the interior side of the window frames to ensure the required hygienic ventilation of the apartment.
- External venetian blinds are installed outside the windows and are electrically operated via interior wall controls.
Windowsills
- Interior windowsills: white laminated board.
- Exterior windowsills: metal cladding finished in the same colour as the window frames.
Apartment Entrance Doors
- Security and fire-resistant entrance door, size 900 × 2100 mm, with oak-effect laminate finish, peephole, security handle/knob hardware, and security lock cylinder.
- White steel door frame with threshold.
- Security class RC3.
Interior Apartment Doors
- Solid, smooth swing door with a premium height of 2100 mm.
- Smooth casing frame.
- CPL laminate finish in oak décor.
- Stainless steel rosette hardware.
- Material changes may be requested as part of Client Modifications.
Electrical Installation
- Electrical power wiring is installed using copper cables concealed beneath plaster.
- Each apartment has its own electricity meter located in the common areas of the building.
- Each room is provided with an electrical wiring outlet and a temporary bulb holder with bulb. Light fixtures themselves are not included in the developer’s standard specification.
- Switches and sockets are plastic, white in colour, and mounted in shared frames.
- A fibre-optic data connection is provided for internet and cable television services. Each living room is equipped with one data outlet.
- An audio intercom is connected to the electric lock of the main entrance door and also functions as the apartment doorbell.
- Electrical preparation is provided for the kitchen, including 230 V outlets and one 380 V connection for the cooktop. The final positioning and supply of kitchen sockets are the responsibility of the owner. Electrical wiring may be routed within the walls.
- Photovoltaic panels are installed on the roofs of the buildings. The electricity generated is used to power selected common-area systems, such as lighting and garage doors.
Heating System and Domestic Hot Water
- Heating and domestic hot water are provided by a gas boiler located in the basement boiler room.
- Heating is provided by white steel radiators. Panel radiators are installed beneath windows, while floor convectors are used in front of windows without window sills. Bathrooms are equipped with heated towel radiators. All heating units can be individually controlled using manual thermostatic valves.
- Each apartment has an individual heat meter (calorimeter) installed in the common corridor.
- A programmable thermostat is installed in the living room, allowing a weekly heating schedule to be set for the apartment.
Plumbing Installations
- Hot and cold potable water distribution is provided using plastic piping.
- Each apartment is equipped with separate metering for both cold and hot water consumption.
- Wastewater drainage is provided using plastic piping.
- Plumbing preparation for the kitchen is provided, typically adjacent to the installation shaft in the living area. Connections to individual appliances are completed by the owner after handover. Water, drainage, and ventilation pipes must remain surface-mounted and cannot be recessed into the walls.
- Plumbing preparation for a washing machine is included.
Ventilation Systems
- Bathrooms and toilets are ventilated by forced-extraction fans with delayed shut-off, installed within the suspended ceiling.
- Ventilation ductwork is prepared for a kitchen extractor hood, typically located near the installation shaft beneath the ceiling. The duct terminates with a backdraft damper and approximately 50 mm of pipe extending into the room.
Storage Cellars
- Masonry partition walls with a dust-proof finish and no plaster.
- Smooth concrete floor finished with an epoxy coating.
- Lockable metal doors.
Parking Spaces
- Seamless resin-coated flooring, including skirting.
- Walls have a dust-proof finish and are left without plaster.
- Electric garage doors at the building entrance are operated by remote control.
Balconies and Loggias
- Floor finished with ceramic tiles, approximately 600 × 600 mm.
- Glass railings.
- One exterior light fixture.
- One exterior 230 V power outlet.
Terraces in Building A1 (3rd and 4th Floors)
- Floor finished with ceramic tiles, approximately 600 × 600 mm.
- Gabion basket fencing filled with stone is installed along the roof-facing side. The perimeter wall is fitted with a glass railing.
- One exterior light fixture.
- One exterior 230 V power outlet.
- One frost-resistant outdoor cold-water tap.
Ground-Floor Private Gardens
- The upper layer of the private garden is finished with approximately 50 mm of topsoil. The lower layer consists of the original site soil. The garden is intended for lawn planting only and is not designed for shrubs or trees.
- Grass is not included in the standard specification and must be installed by the owner after handover of the apartment.
- The terrace is finished with ceramic tiles, approximately 600 × 600 mm. The terrace extent is shown in the apartment floor plan.
- The boundary fence facing public areas consists of gabion baskets filled with stone. Dividing fences between adjacent gardens are made of galvanized welded mesh panels.
- The garden terrain is not completely level and is graded to allow for rainwater drainage. Some gardens may contain roof drainage gullies connected to the stormwater system.
- Climbing plants may be installed on the garden fences if required by the building authority.
